Various terms and loan to values available. Commercial purchase or refinance loans are available for owner-occupied, investment and various other forms of real estate, including multiple property lending.

Other Commercial Loans

DFS offers a variety of loans tailored to special needs. The Small Business Adminstration (SBA) offers loans to allow for longer terms or higher loan to value financing. (504, 7A, Low Doc) The SBA can be used as a guarantor for these loan programs.

  • Basic 7(a) Loan Guaranty is the SBA's most flexible business loan program. Applies to start-up and existing small businesses. Loan maturity is up to 10 years for working capital and generally 25 years for fixed assets.
  • 504 Loan Program provides long-term, fixed-rate financing to small businesses to acquire real estate or machinery or equipment for expansion or modernization.
  • Low Doc is an SBA loan for less than $100,000, and which requires less documentation.

    Small Loans

    Apartment financing for properties with 5+ units worth $250,000 to $3 million. The small loan program has been developed to serve the needs of smaller commercial assets while keeping cost to a minimum.

    • Fixed terms of 1, 3, 5, 7, 10 & 15 years
    • Converts to an adjustable or another fixed rate for the remaining term of 25 or 30 years
    • The 15-year term is a 15/15 fully amortizing program
    • Simplified application process
    • Capped closing costs, generally $10,000 for multifamily and $13,000 for commercial including legal

    Mid Size Loans

    Apartment financing for properties worth $3 million to $8 million. The mid size loan program has been developed to serve the needs of your important multi-unit commercial assets. DFS offers apartment financing programs that serve the needs of investors with excellent delivery time and substantial cost savings.
